The Texas Veterans Land Board program offers some of the best home-loan terms available to veterans anywhere in the country — but you have to be eligible. The good news: the requirements are straightforward. Here's who qualifies.

Residency and age

You must be a bona fide, legal resident of Texas on the date you apply, and at least 18 years old. The Texas Vet program is a Texas-only benefit — it's one of the few state veteran home-loan programs in the nation.

Service requirements

Generally, you'll need at least 90 active-duty days of service, with a discharge type of honorable, general, or medical. Members of the Texas National Guard and Reserves may also qualify. Surviving spouses of veterans may be eligible as well.

Primary residence and occupancy

The home must be your primary residence in Texas. You'll need to occupy it within 60 days of closing and keep it as your primary residence for at least three years. The program isn't for investment properties or vacation homes.

Loan limits and terms

Eligible veterans can finance up to $832,750 on a fixed-rate loan with 15, 20, 25, or 30-year terms. Combine it with your VA benefit and you can often do this with no down payment.
